Meet the team

John Cole

  • Managing Director

John is a Managing Director in Cain Hoy’s real estate operations and investments business. John is responsible for helping to build the firm’s franchise, primarily focusing on structured debt provision within the UK and Europe. Prior to this, John was Director of Guggenheim Investments’ Global Real Estate and Infrastructure based in London. John is a seasoned banker with over 25 years’ experience of real estate debt lending and has sourced and executed many billions of pounds worth of deals. Some of his previous posts include Head of UK Real Estate Finance at Landesbank Baden-Württemberg and Senior Director at Santander.

Richard Pilkington

Richard is a Managing Director in Cain Hoy’s real estate investments business, and has over 25 years’ experience in the investment, development and construction industries. Richard is responsible for helping to build the firm’s franchise, primarily focusing on equity investments within the UK and Europe. Prior to joining Cain Hoy, Richard was Managing Director of Oxford Properties UK business where he led many of their UK investments and oversaw the performance of the portfolio. He has also served as Head of Development in Europe for MGPA, a $10 billion European and Asian real estate private equity group. His earlier career involved working with international construction group Laing O’Rourke, and with the investment and development arm of the Australian real estate organisation, Lend Lease. Richard holds a degree in Quantity Surveying and is a member of RICS, IPF and the BCO.

Peter Groundwater

Peter is the Finance Director and is based in the London office of Cain Hoy’s real estate operations and investment business. Prior to joining Cain Hoy, he was the Finance Director at Renshaw Bay where he was part of the senior management team that built and ultimately sold the business, which included a real estate financing business with $1.2 billion of client assets. Peter is a Chartered Accountant and graduated from Oxford University with a BA in Geography.

Robert Allan

Robert is a Director in Cain Hoy’s real estate operations and investment business, focusing on the company's core real estate development activities. Robert, who is based in the London office, has over 18 years of real estate experience. Prior to joining Cain Hoy, he spent ten years at FTSE 100 company, Hammerson plc, and managed large-scale mixed-use development and investment opportunities within Central London. Robert has also held positions with Derwent London Plc and Allsop. Concentrating on Central London development and investment work, he has been involved, from conception through to delivery, in many notable projects. Robert is a Chartered Surveyor MRICS, holds a BSc Honours degree in Land Management and is a Liveryman of the City of London.

Arrif Ali

Arrif is based in the London office of Cain Hoy’s real estate operations and investment business as Director. Prior to the launch of Cain Hoy, Arrif acted as Vice President of Global Real Estate and Infrastructure at Guggenheim Investments.  From 2007, Arrif was at Heron International, advising the group on key corporate financing and investment decisions. Arrif previously held advisory roles at GMAC and Insight Investment.  Arrif is a Chartered Financial Analyst (CFA) and graduated from Cass Business School with a first-class BSc in Economics and Accounting before training at Morgan Stanley within its Investment Banking Division.

Matteo Milan

Matteo is based in the London office of Cain Hoy’s real estate operations and investment business as Director. Prior to the launch of Cain Hoy, Matteo acted as Vice President of Global Real Estate and Infrastructure at Guggenheim Investments. Before this, Matteo had been a banker for nine years, working for the real estate finance teams of Citi, Santander and RBS. During his banking career, Matteo focused on structuring and executing real estate development loans and pan-European CMBS transactions. Matteo graduated from Bocconi University in Milan with a BSc in Economics.

Adam Taylor

Adam is based in the London office of Cain Hoy’s real estate operations and investment business as Associate Director. Before this, Adam had been a banker for five years, working in the Real Estate, Media, Manufacturing & Industrials and Leveraged Finance teams at RBS, structuring and executing transactions. Adam is a charterholder of the Chartered Financial Analyst (CFA) Institute, and graduated from Manchester Business School with a first-class BSc with Honours in Management, with a specialism in International Business Economics.

Chris Nickerson

Chris focuses on Cain Hoy’s North American real estate principal investments. Previously, he was an Associate at CenterCap Securities, a boutique investment bank, where he focused on structuring and executing investments in the real estate and financial services sectors. Prior to that, he was with CSV Capital, underwriting distressed debt and opportunistic equity investments in real estate. Chris graduated from Florida State University with a BS in Finance.

Tanja Ennsgraber

Tanja is based in the London office of Cain Hoy’s real estate operations and investment business as Associate Director. Prior to joining Cain Hoy, Tanja spent two years in the Debt Investments and Special Situations team at LaSalle Investment Management in London, underwriting real estate mezzanine and whole loan transactions. Previous experience includes real estate asset and investment management and real estate consultancy in various European countries. Tanja is an Austrian national and a native German speaker, as well as being fluent in English and French. She holds a BA in Real Estate and Facility Management from Kufstein University of Applied Sciences in Austria and an MSc in Real Estate Finance from the University of Reading.
